Reservation/Security Deposit required on all reservations.

DEPOSIT IS REFUNDABLE 30 DAYS AFTER DEPARTURE IF THERE IS NO BREACH OF CONTRACT.

Check In/Out:

CHECK - IN TIME : 3:00 P.M.
CHECK - OUT TIME : BY 10:00 A.M.
If you will be arriving after 4:30:, please call our office for instructions.

Terms:

1. Guest understands that the property is a privately owned dwelling with the Owners furnishings and neither the Agent or Owner shall be responsible for providing any additional furnishings or equipment. NO FURNISHINGS, APPLIANCES, BEDDING, DISHES, OR ANY ITEMS BELONGING TO THE OWNER SHALL BE REMOVED FROM THE UNIT.

2. Only the maximum number of people indicated above are to occupy the unit. You will forfeit security deposit, the total amount of rent and be subject to eviction if the maximum occupancy is exceeded.

3. Guest agrees to see that his/her family and other occupants adhere to the rules and regulations posted in each unit.

4. Absolutely no pets are allowed. Agent Reserves the right to cancel reservations and occupancy of rental unit plus charge $100.00 to treat the unit for fleas if pets are found on the premises.

5. One or more closets are reserved for storage of Owner’s property and access will not be provided Guest.

6. Sanibel Arms Condominiums, Inc. as Agent or the Owner of the individual unit which is the subject of this Agreement, shall not be liable for any damage or injury to Guest or to any person, or to any other property, for incidents, occurring on the premises or any part thereof, or in common areas thereof, and Guest agrees to hold Agent and Owner harmless for any claims for damage, no matter how caused. Agent and Owner will not be held responsible for acts of theft or vandalism or other damage to Guests personal property.

7. If the unit is listed for sale, the Guest agrees to allow the unit to be shown by sales agents between 10:00 a.m. and 5:00 p.m. with two hour notice. If guest is unavailable, sales agent may show the property with a Sanibel Arms, Inc. representative present.

8. CANCELLATION POLICY: A reservation may be canceled 45 days before scheduled date. A refund may be provided after 30 days if accommodation can be re-rented ; if not re-rented security deposit will be forfeited in full. A $50.00 administrative charge will be applied to all cancellations.

9. Groups consisting of minors will not be allowed to check-in and deposits will be forfeited. Reservations made under false pretenses will result in eviction, charges for the number of days stayed and forfeiture of security deposit. House parties are prohibited.

10. There will be no refund for early check-outs.

11. The Agency reserves the right to move any reservation due to any unforeseen circumstances (i.e. house sold out, out of rental system, owners use, act of God). Under no circumstances is the obligation of this Agency more than that of refunding the Guest’s deposit and any prepaid rent.

12. The agency does not guarantee any weather. There will be no refunds for inconveniences due to storms or inclement weather.

13. Guest agrees to take full responsibility and pay for any damage, breakage and stains that occur to the unit during occupancy. Excessive abuse of the unit or the unit being extremely dirty will result in forfeiture of the entire security deposit.

14. Guest certifies that he/she has read carefully the limitations on this dwelling as set forth in this contract and agrees to abide by such limitations.

Rates include all utilities except long distance phone calls
PERSONAL CHECKS, CASH, MASTER CARD, VISA OR AMERICAN EXPRESS ACCEPTED.
